Why verify

What a verification saves you from finding out too late

These situations happen on the land market. The report tells you, point by point, what was checked before you commit to the seller.

  • A title that is not what it claims

A forged document, a number that matches no title, or a title that covers another plot.

  • A seller who is not the owner

Someone offering land they have no right to sell, or selling it to several buyers.

  • Disputed land

A dispute under way, an objection, or land that on the ground does not match the document.

The report

The seven points checked

For each point, the report says what was checked, against which source, and what could not be. It ends with an opinion: validated, caution or rejected.

  1. Authenticity of the land title

Does the title exist, and does it match the document you are shown?

  2. Real owner

Is the person selling the one who holds the right?

  3. Known disputes

Is there a known proceeding, objection or challenge?

  4. Geographic match

Does the land on the ground match the document?

  5. Technical file

Do the technical documents exist, and are they consistent?

  6. Legal status

Under which regime does the land fall, and can it be sold?

  7. History

How did the land come into the seller’s hands?

How it works

A verification in four steps

The timeframe depends on the administrations involved. We tell you when we receive your file, and we warn you if it changes.

  1. You write to us through the contact form

With the subject KAMBRIQ VERIFY™: the title number, what the seller gave you, what you know about the land. We answer by email, and you send us the documents by email.

  2. We check the seven points

With the competent sources, and on site when needed.

  3. You receive the report

By email: what was checked, what was not, and our opinion.

  4. We talk it through

We explain the report and what it changes for your decision.

No account to create and no online tracking: the request goes through the contact form, the documents and the report by email.

If you have taken another nationality, tell us: it changes the authorisations needed, and we check it with the file.

What you can check

We publish only what is established. What is not yet established is said as such.

What KAMBRIQ VERIFY™ is not

The report helps you decide. It replaces no one.

  • It is not legal advice.
  • It is not an authenticated deed.
  • It is not a warranty that the title is valid.
  • It is not insurance.
  • It does not replace the notary, the only authority who authenticates a sale and checks the seller’s capacity.
