Version v11 of 14 October 2026. In force from 19 October 2026 at 00:00, Cameroon time.
Language. These Terms are published in French and in English. The French version is the reference version. In the event of a discrepancy between the two, the French version prevails.
Preamble#
These Terms of Use (the "Terms") govern access to and use of the website kambriq.com and its subdomains (the "Platform"), operated by KAMBRIQ, a company in the course of formation ("KAMBRIQ"). The legal form, share capital, RCCM registration number and registered office will be stated in the legal notice as soon as the company is registered.
The Terms are available at all times on the Platform and may be printed and retained by the User.
IMPORTANT NOTICE: KAMBRIQ carries on an activity of land strategy advisory and introduction of parties. KAMBRIQ is not the owner of the land presented: that land belongs to third parties. KAMBRIQ is not an exclusive agent of landowners. Land transactions remain personal commitments between buyer and seller, formalised before a notary and in accordance with Cameroonian law. Users are strongly advised to read these Terms carefully before using the Platform.
Article 1 - Definitions#
In these Terms, the following words have the following meanings:
- Platform : The website kambriq.com and its subdomains, together with all tools, applications and services accessible through that website

- Services : All services offered by KAMBRIQ, in particular KAMBRIQ LANDS™, KAMBRIQ VERIFY™, KBS and KAMNET™
- Catalogue : All land presented by KAMBRIQ. No plot is visible publicly. A plot's file - plans, documents, title references, identity of the Owner - is disclosed after contact and completion of the KYC procedure, and is covered by a confidentiality obligation
- Advisory : The analysis, recommendation and support work carried out by KAMBRIQ for a User in connection with a land project
- Support mandate : The contractual engagement under which KAMBRIQ assists a User in completing a land acquisition

- KAMNET™ Agent : A person certified by KAMBRIQ Business School, acting independently to introduce a User to KAMBRIQ

Article 2 - Acceptance of the Terms#
2.1 Agreement
Accessing the Platform and using the Services constitutes full and unreserved acceptance of these Terms by the User. The User acknowledges having read and understood the Terms before any use of the Platform.
2.2 Legal capacity
The User declares that they are of full age and have the legal capacity to contract under the law applicable to them. The Services are not intended for minors, and the creation of an Account by a minor is prohibited.
2.3 Cumulative conditions
The use of certain Services may be subject to specific conditions supplementing these Terms (in particular the Verification Mandate for KAMBRIQ VERIFY™ and the Land Support Mandate). In the event of conflict, the specific conditions prevail over these general Terms.
Article 3 - Description of the Services#
3.1 KAMBRIQ LANDS™
KAMBRIQ LANDS™ is a service presenting plots of land located in Cameroon that have been verified beforehand by KAMBRIQ. Each plot presented in the Catalogue is qualified by a Label (TFL™, VEFL™ or VEFIL™) reflecting its legal and documentary status.
KAMBRIQ owns none of the land presented. Each plot belongs to a Partner, whose identity and title are disclosed to the User within the contractual relationship.
No plot is visible publicly on the Platform. The public pages present KAMBRIQ's method and the meaning of the Labels; they present no plot. A plot's file - plans, documents, title references, identity of the Owner - is disclosed after contact and completion of the KYC procedure. It is confidential: any unauthorised reproduction or distribution is strictly prohibited. Its disclosure constitutes neither an offer of sale, nor an undertaking as to availability, nor a warranty as to the status of the land.
3.2 KAMBRIQ VERIFY™
KAMBRIQ VERIFY™ is a paid service for the verification of a third-party plot of land (not taken from the KAMBRIQ LANDS™ Catalogue), against 7 control points. The service is free of charge for Users who have entered into a Land Support Mandate with KAMBRIQ.
The detail of the 7 control points, the exact scope of the service, the delivery times and the limits of KAMBRIQ's undertaking are set out in the Verification Mandate signed between the User and KAMBRIQ before the service begins, and provided to the User before signature.
What KAMBRIQ VERIFY™ is not. The Verification is a documentary and on-site analysis as at a given date. It is neither legal advice, nor an authenticated deed, nor a warranty of the validity of the title, nor insurance against a defect in the land or in the chain of ownership. It does not remove the need for a Notary, who alone has authority to authenticate the transaction and to verify the seller's capacity to dispose of the land. The limits of KAMBRIQ's undertaking are those set out in Article 6.1.
3.3 KBS - KAMBRIQ Business School
KBS is a certifying training programme for persons wishing to become a KAMNET™ Agent. The programme comprises several learning tracks and a certification. The tracks open for enrolment and the certification levels actually awarded are communicated to the User in writing before enrolment; no other level is guaranteed.
The enrolment conditions, the study arrangements, the certification assessments and the tuition fees are communicated in the same way, before any enrolment and any payment.
3.4 KAMNET™
KAMNET™ is a network of persons certified by KAMBRIQ, acting independently to introduce Users to KAMBRIQ in their areas of operation. A KAMNET™ Agent is neither an employee of KAMBRIQ nor its agent in law: the Agent does not negotiate the terms of a sale, enters into no deed on behalf of KAMBRIQ and receives no funds.
Membership of the KAMNET™ network as an Agent is subject to successful completion of the KBS certification programme and to the signature of a KAMNET™ Agent Contract.
A KAMNET™ Agent is remunerated by a commission payable by KAMBRIQ, not by the User. No sum is payable by the User to a KAMNET™ Agent, and no KAMNET™ Agent is authorised to receive a payment, a deposit or a security of any kind. Users are invited to report without delay to contact@kambriq.com any request for payment made by a person presenting themselves as a KAMNET™ Agent.
Article 4 - User Account#
4.1 Creating an Account
Certain Services require the creation of an Account. Creating an Account is free of charge. The User undertakes to provide accurate, complete and up-to-date information when creating their Account, and to update it should it change.
4.2 Credentials
The User is solely responsible for keeping their login credentials (email address and password) confidential. Any use of the Account is deemed to have been made by the User themselves.
The User undertakes to inform KAMBRIQ without delay, at contact@kambriq.com, of any unauthorised use of their Account or any compromise of their credentials.
4.3 KYC procedure for access to a plot's file
Access to the file of a plot is subject to the prior completion of an identity verification procedure (Know Your Customer, "KYC"). That procedure applies to every User, whatever the amount of the intended transaction: KAMBRIQ applies no threshold below which it would be lighter. It may include:
- Verification of the User's identity (passport or identity document)
- Verification of proof of address (less than 3 months old)
- A sworn statement as to the lawful origin of the funds
- For any transaction involving a payment, documents showing the origin of the funds, such as bank statements covering three to six months, payslips, or a deed of sale, gift or succession
KAMBRIQ reserves the right to refuse access to a plot's file to any User who does not meet the requirements of the KYC procedure.
4.4 Suspension and closure of the Account
KAMBRIQ reserves the right to suspend or close an Account, without compensation, in the event of:
- Breach by the User of these Terms
- Provision of inaccurate, incomplete or fraudulent information
- Abusive or fraudulent use of the Platform
- Conduct harming the interests of KAMBRIQ or of third parties
- A request from the competent authorities
Save in the event of fraud, a risk to the security of the Platform, or a legal obligation requiring immediate action, the suspension or closure is preceded by notice to the User by email allowing a period of fifteen (15) days to submit their observations.
4.5 Closure at the User's initiative, export and erasure
The User may close their Account at any time by sending a request to contact@kambriq.com.
The User may also, at the same address, request a copy of their data in a machine-readable format and the erasure of their Account and of the data attached to it. KAMBRIQ replies within one month. Data that KAMBRIQ is required to retain under a legal, accounting or anti-money-laundering obligation is retained for the period provided by the applicable text, and that period is stated in the reply.
Article 5 - User obligations#
The User undertakes to:
- Use the Platform in accordance with these Terms and with applicable law
- Not impair the security, integrity or proper functioning of the Platform
- Not attempt to access restricted areas or data not intended for them
- Not use robots, scripts, scrapers or any other automated device to access the Platform or extract data from it
- Not reproduce, distribute or exploit the content of the Platform for commercial purposes without KAMBRIQ's prior written authorisation
- Not reproduce, distribute or exploit the content of a plot's file, which is strictly confidential
- Respect the intellectual property rights of KAMBRIQ and of its partners
- Refrain from defamatory, insulting, racist or discriminatory statements, or statements contrary to public order or public morals, on the Platform or in their exchanges with KAMBRIQ
- Cooperate in good faith with KAMBRIQ in connection with the Services subscribed for
Article 6 - KAMBRIQ's obligations#
6.1 Undertaking as to means
KAMBRIQ undertakes to deploy all reasonable and professional means to provide the Services on the agreed terms. The obligations assumed by KAMBRIQ are obligations as to means and not as to result.
KAMBRIQ cannot under any circumstances warrant:
The absence of hidden defects that are not detectable on the land presented
The absence of sophisticated documentary fraud not detectable by standard verifications
Cameroonian administrative timeframes (issue of Land Titles, subdivision, registration), which depend on the land authorities and not on KAMBRIQ
Legislative or regulatory changes occurring after the service is performed
The conduct of third parties (sellers, surveyors, authorities) who do not act under KAMBRIQ's authority
6.2 Availability of the Platform
KAMBRIQ endeavours to ensure permanent access to the Platform, without warranting uninterrupted availability. The Platform may be temporarily unavailable for maintenance or updates, or in the event of force majeure.
KAMBRIQ cannot be held liable for the consequences of a temporary unavailability of the Platform.
6.3 Information to the User
KAMBRIQ undertakes to provide the User, in connection with the Services subscribed for, with clear, fair information appropriate to the nature of the service. KAMBRIQ pays particular attention to transparency as to the TFL™, VEFL™ and VEFIL™ Labels and the risks attached to each.
Article 7 - KAMBRIQ TFL™, VEFL™ and VEFIL™ Labels#
7.1 Definition of the Labels
KAMBRIQ classifies the land presented under three proprietary Labels:
- KAMBRIQ TFL™ (Titre Foncier Loti - titled and subdivided land): land whose registration is complete (Land Title issued) AND whose subdivision is complete. Ownership passes immediately on signature of the notarial deed.
- KAMBRIQ VEFL™ (Vente en Etat Futur de Lotissement - sale in a future state of subdivision): land whose registration is complete (Land Title issued) BUT whose subdivision is in progress. Ownership is deferred until the subdivision is completed.
- KAMBRIQ VEFIL™ (Vente en Etat Futur d'Immatriculation et de Lotissement - sale in a future state of registration and subdivision): land whose registration is in progress and whose subdivision will follow. Ownership is deferred until registration and then subdivision are completed. This is the Label with the longest period before ownership passes.
7.2 Warning
The KAMBRIQ TFL™, VEFL™ and VEFIL™ Labels are internal classifications proprietary to KAMBRIQ, used to communicate transparently about the legal and documentary status of each plot. They do not replace the official legal qualifications established by the Cameroonian land authorities (MINDCAF, land registry). The User acknowledges having understood the meaning of each Label and the risks attached, in particular for the VEFL™ and VEFIL™ Labels, which involve a deferred period before ownership passes and an element of administrative uncertainty.
7.3 What the VEFL™ and VEFIL™ Labels do not assert
Land classified as VEFL™ or VEFIL™ is presented with an administrative procedure in progress. KAMBRIQ does not present any plot under either of these two Labels as an acquisition whose transfer of ownership is secured, nor as a mere formality awaiting completion. The seller's capacity to dispose of the land is verified by the Notary before any deed, and no acquisition is concluded on the Platform.
7.4 Recommendation to use a notary
For any land acquisition in Cameroon, KAMBRIQ recommends that the User engage the services of a Cameroonian notary entered on the Roll of the Order. The notary alone has authority to authenticate land transaction deeds and to secure the legal position of the transaction.
Article 8 - Pricing#
8.1 Free services
Access to the Platform and consultation of publicly available information are free of charge.
The initial consultation with a KAMBRIQ adviser to discover the Services and identify the User's needs is free of charge and without commitment.
8.2 Paid services
The following Services are paid for:
- KAMBRIQ VERIFY™: 179 euros, that is 117 416 FCFA at the fixed parity of 655.957 FCFA to 1 euro, free of charge for Users who have entered into a Land Support Mandate
- Land Support Mandate: fees varying according to the nature and value of the transaction, set contractually
- KBS training: tuition fees set according to the track enrolled on
The applicable prices are communicated to the User before any subscription.
Currency of payment. Any sum due is denominated in CFA francs (FCFA), and the amount in FCFA is the only amount that discharges the User's obligation. Where an amount is also expressed in euros, that indication is for information only and is calculated at the fixed parity of 1 EUR = 655.957 FCFA. Bank charges and the exchange spread applied by the institution issuing the payment remain payable by the User; a transfer whose amount credited in FCFA is less than the sum due discharges the User only up to the amount actually credited.
No online sale. As at the effective date of these Terms, no reservation, no payment of a deposit and no sale of land may be concluded online on the Platform. The Platform presents land for information purposes; any transaction requires contact to be made, then a formalised contractual relationship and, for a land acquisition, a notarial deed. These Terms will be supplemented by general conditions of sale before any reservation or online payment function is opened.
8.3 Payment arrangements
The payment arrangements applicable to each Service are set out in the specific contracts (Verification Mandate, Land Support Mandate). Payments are made by bank transfer or by any other means accepted by KAMBRIQ.
Article 8 bis - Right of withdrawal for Users resident in the European Union#
8bis.1 The KAMBRIQ VERIFY™ service
A User who is a Consumer resident in a Member State of the European Union has, for a distance subscription to the KAMBRIQ VERIFY™ service, a period of fourteen (14) days from the conclusion of the contract in which to withdraw without having to give reasons or bear any penalty.
The User may request that performance of the service begin before the end of that period. In that case, the User expressly acknowledges, before payment and by a separate statement, that they will lose their right of withdrawal once the service has been fully performed.
8bis.2 Land acquisition
The right of withdrawal granted to consumers by European Union law for distance contracts does not apply to contracts for the creation, acquisition or transfer of rights in immovable property. The acquisition of land presented by KAMBRIQ therefore gives rise to no right of withdrawal on that basis.
Point referred to counsel. The characterisation of a reservation contract accompanied by a deposit, once such a function is opened, is not settled: depending on whether it is analysed as a separate service contract or as a step preparatory to the transfer of a right in immovable property, the regime above may differ. These Terms will be supplemented on this point.
Article 9 - Personal data#
The processing of Users' personal data is subject to Cameroonian Law No. 2024/017 of 23 December 2024 on the protection of personal data and, where its conditions of application are met, to Regulation (EU) 2016/679 (GDPR). It is described in the Privacy Policy available at page /legal/privacy, together with page /legal/rgpd, which gives for each country the applicable law and the competent supervisory authority.
The User acknowledges having read the Privacy Policy and accepts the processing of their data on the terms set out in it.
The Platform's technical logs are retained for no more than thirty (30) days and are then deleted. The values of parameters contained in the addresses visited, authentication headers and cookies are masked before writing and appear in no log.
The cookies used on the Platform are described in the Privacy Policy. They are only cookies needed for the Platform to work and stay secure; no consent banner is therefore displayed.
Article 10 - Intellectual property#
10.1 The KAMBRIQ name and logo
The KAMBRIQ name, its logo and the names KAMBRIQ LANDS™, KAMBRIQ TFL™, KAMBRIQ VEFL™, KAMBRIQ VEFIL™, KAMBRIQ VERIFY™, KAMBRIQ PLAN™, KAMNET™, KBS and KCA are used by KAMBRIQ. Some of these names designate services that are not yet offered on the Platform; their mention in this Article does not constitute an offer of service. The KAMBRIQ name and logo are protected by copyright. Any use of the name, the logo or these names likely to cause confusion with KAMBRIQ is prohibited and may constitute an act of unfair competition.
10.2 Content of the Platform
All content on the Platform (texts, images, logos, code, database, structure) is protected by copyright and database rights.
The User shall not reproduce, represent, modify, publish, transmit or distort, in whole or in part, the content of the Platform without KAMBRIQ's prior written authorisation.
10.3 A plot's file
A plot's file benefits from enhanced protection on grounds of confidentiality. Any reproduction or distribution of that file or of its components (in particular subdivision plans, Land Titles and photographs) is strictly prohibited and exposes the person responsible to legal proceedings.
Article 11 - Limitation of liability#
11.1 General principles
To the fullest extent permitted by applicable law, KAMBRIQ's liability to the User is limited to direct, foreseeable and certain loss resulting from a fault of KAMBRIQ in the performance of the Services contractually subscribed for.
KAMBRIQ shall not be liable for:
- Indirect or non-material loss (loss of profit, loss of opportunity, loss of business, damage to reputation)
- Loss resulting from investment decisions taken by the User outside a formalised contractual framework with KAMBRIQ
- Loss resulting from the conduct of third parties (sellers, notaries, surveyors, authorities, persons not certified as KAMNET™ Agents)
- Administrative, judicial or legislative uncertainties specific to Cameroon
- Events of force majeure
11.2 Liability cap
Without prejudice to mandatory provisions of applicable law, KAMBRIQ's aggregate liability to the User, on all grounds taken together, is capped at the amount of the fees received by KAMBRIQ in respect of the disputed service over the 12 months preceding the event giving rise to liability.
11.3 Exclusion in favour of consumers
For Users who are Consumers within the meaning of the applicable law (in particular in the European Union), the limitations and exclusions of liability above shall not have the effect of depriving the User of the benefit of mandatory provisions in their favour, in particular the legal warranties of conformity and against hidden defects.
Article 12 - Force majeure#
KAMBRIQ shall not be liable for non-performance or delay in the performance of its obligations resulting from an event of force majeure. Force majeure includes, without limitation: natural disasters, pandemics, wars, political unrest, strikes, administrative blockages, failure of telecommunications or hosting operators, cyber attacks, and restrictive government measures.
In the event of force majeure, the performance of KAMBRIQ's obligations is suspended for the duration of the event. If the event continues for more than 60 days, either party may terminate the contract without compensation.
Article 13 - Changes to the Terms#
KAMBRIQ reserves the right to amend these Terms at any time, in particular in order to:
- Reflect changes in the company's legal status (registration, legal form, administrative changes)
- Adapt the Terms to new Services
- Comply with legislative and regulatory developments
- Improve the clarity or the legal certainty of the document
The amended Terms will be published on the Platform with a new effective date. The User will be informed of material changes by email (if they hold an Account) or by notice on the Platform.
Continued use of the Platform after the amended Terms are published constitutes tacit acceptance of the new conditions. Failing acceptance, the User may close their Account in accordance with Article 4.5.
Article 14 - Governing law and jurisdiction#
14.1 Governing law
These Terms are governed by Cameroonian law, supplemented by the applicable OHADA Uniform Acts, in particular the Uniform Act on General Commercial Law and the Uniform Act on Commercial Companies.
14.2 Prior mediation
Before any legal proceedings, the User and KAMBRIQ undertake to seek an amicable solution to the dispute between them through mediation. The mediator may be chosen by mutual agreement between the parties.
For Users resident in the European Union: the European online dispute resolution platform ceased operating on 20 July 2025, Regulation (EU) No 524/2013 having been repealed by Regulation (EU) 2024/3228. A Consumer may use the out-of-court dispute resolution schemes available in their country of residence, as well as the European Consumer Centres Network.
Open point. KAMBRIQ has not yet joined a consumer mediation scheme. Where the law of the Consumer's country of residence so requires, the competent mediator will be designated and named in this Article.
14.3 Competent courts
Failing an amicable resolution, any dispute concerning the interpretation or performance of these Terms will be submitted to the competent courts of Yaounde, Cameroon.
For international disputes, the parties may refer the matter to arbitration before the OHADA Common Court of Justice and Arbitration (CCJA), whose seat is in Abidjan, Cote d'Ivoire.
This Article does not deprive a Consumer resident in the European Union of the right to bring the dispute before the courts of their place of residence, nor of the benefit of the mandatory rules of the law of that residence, where the applicable texts so provide.
14.4 Consumer protection
For Users who are Consumers resident in the European Union, this Article does not affect the mandatory consumer protection provisions in force in their country of residence (in particular, in France, the preliminary Article and Articles L.121-1 et seq. of the Consumer Code).
Article 15 - Miscellaneous#
15.1 Entire agreement
These Terms, supplemented where applicable by the specific conditions applicable to the Services subscribed for, constitute the entire agreement between the User and KAMBRIQ relating to the use of the Platform.
15.2 No waiver
The fact that KAMBRIQ does not rely on a breach by the User of any obligation under the Terms shall not be construed as a waiver of the right to rely on that obligation subsequently.
15.3 Partial invalidity
If any provision of these Terms is declared void or unenforceable by a court decision, that invalidity shall not affect the validity of the other provisions, which shall remain applicable between the parties.
15.4 Assignment
KAMBRIQ reserves the right to assign these Terms and the related contracts to any company in its group or to any transferee of its business, without the User's prior consent.
15.5 Notices
Any notice given by the User to KAMBRIQ must be sent by email to contact@kambriq.com. The postal address will be added to this Article as soon as the company is registered.
Notices from KAMBRIQ to the User will be sent to the email address provided by the User when creating their Account or subscribing to a Service.
Article 15 bis - Complaints and reporting incorrect information#
15bis.1 Complaints
Any complaint concerning the Platform or a Service is to be sent to contact@kambriq.com, with the subject line "Complaint". KAMBRIQ acknowledges receipt within five (5) working days and provides a reasoned reply within one (1) month. If examining the complaint requires more time, KAMBRIQ informs the User before that period expires and states the date on which the reply will be given.
15bis.2 Reporting incorrect information
Information published by KAMBRIQ, like information disclosed in a plot's file, is based on material provided by the Partner and on the verifications carried out by KAMBRIQ as at a given date. Any User may report information they consider inaccurate to contact@kambriq.com, stating the item disputed and, where it concerns a plot, its reference.
KAMBRIQ examines the report, suspends disclosure of the disputed information while the report is being examined where the doubt concerns the legal status of a plot, and informs the person who made the report of the outcome.
Article 16 - Contact#
For any question relating to these Terms:
- Email: contact@kambriq.com
- Telephone / WhatsApp: +33 7 58 42 14 88
- Postal address: will be stated in the legal notice as soon as the company is registered
