How we work, and why
Three things to understand before buying land in Cameroon: which regime the land falls under, what is checked before you commit, and who does what until the deed.
1
The four land domains
All land falls under a regime, and it decides whether the land can be sold, by whom and when. The absence of a land title is not by itself enough to say which regime land falls under. That is the first thing we check.
Private property
Registered land, with a land title issued in someone's name. The law also recognises other, rarer forms of private property.
By notarial deed, and only if the seller already holds the title in their own name. A notarial deed alone guarantees neither the right to sell nor the absence of charges or disputes, and ownership passes only once the title is issued in the buyer's name.
National domain
Land that falls neither under a form of private property recognised by law, nor under the public domain, nor under the private domain of the State. The absence of a land title is not enough to place land here.
Land in the national domain is not sold like private property. The sale of land not registered in the seller's name is null and void. Only registration, under the strict conditions the law sets, or an allocation by the State, allows it to be disposed of. A private agreement, a waiver of customary rights or a purchase attestation create no right of ownership.
Private domain of the State
Real property belonging to the State and held as its private assets.
It is obtained only from the State, under the procedure that applies to the asset. The rights granted are not always the same: a sale, a lease and a concession do not give the same thing.
Public domain
Assets devoted to everyone's use or to a public service: roads, waterways, shores.
It is inalienable: it is not for sale while it remains in the public domain.
If you have taken another nationality. Cameroonian law provides that an adult Cameroonian who voluntarily acquires a foreign nationality loses Cameroonian nationality. You would then be treated as a foreign buyer: the deed must carry the visa of the Minister in charge of Lands, on pain of nullity, and acquisition is forbidden in border zones. A still-valid Cameroonian identity card does not settle the question. Tell us at the first conversation: we check your situation and we guide you through the procedure.

The verification chain
Seven points, in this order, then a written opinion. That is what a KAMBRIQ VERIFY™ report contains, and what every plot goes through before entering our selection.
- Authenticity of the title
- Real owner
- Known disputes
- Geographic match
- Technical file
- Legal status
- History
- Opinion: validated, caution or rejected

The path to the deed
Every stage has someone responsible. Administrative timeframes are uncertain: we tell you where your file stands, without promising dates we do not control.

KAMBRIQ TFL™ - Titre Foncier Loti
The land has an individual title deed established. This is the highest security level. The transaction can proceed immediately.
KAMBRIQ VEFL™ - Vente en État Futur de Lotissement
The title deed already exists - land registration is complete. Subdivision is in progress. You purchase with the certainty that an individual title deed will be issued once subdivision is complete. Ownership transfers once subdivision is complete. Timelines are shorter than VEFIL™.
KAMBRIQ VEFIL™ - Vente en État Futur d'Immatriculation et de Lotissement
Land registration is in progress. Subdivision will follow registration. You are NOT the owner upon signing - you must wait for both land registration AND subdivision to complete. This is the longest of the three processes. KAMBRIQ accompanies you throughout with additional verification milestones.
A question about your situation?
Every file is different. Tell us about yours.
